Vandalur-Kelambakkam Road – rides high on development
As per market experts, Vandalur-Kelambakkam Road is one of the future growth corridors in Chennai. What are the reasons that prompt experts to believe so? Geographically, the 18 km stretch from Vandalur-Kelambakkam strategically connects two important roads of the city – the OMR (Old Mahabalipuram Road) and GST (Grand South Trunk Road). Infrastructural projects
To start with, the first phase of Monorail is all set to roll out. The project would connect Vandalur to Velachery providing a solace to several people working in areas such as Tambaram. “As, real estate development is still at the nascent stages here, the area is free of congestion. Almost 40 per cent of the land here is still under forest cover ensuring ample greenery,” informs a reputed developer of social infrastructure is also at its peak here. Several educational institutes such as VIT University , SRM College, Tagore Engineering College and Crecent Engineering College and several schools are already present here.
The Chettinad Hospital near Kelambakkam has also given a boost to the liveability of the area. Further, the Tambarm railway station is also close by and even though the airport is around 25 km away, it is easily approachable from the Vandalur- Kelambakkam stretch via the GST.
Demand and supply
Comparatively lower capital values and proximity to several industrial and IT hubs ensures a healthy demand for housing along this stretch. “Demand is largely driven by people working in the IT hubs of OMR and industrial set ups of Tambaram and Orgadam.
Supply is largely tilted towards the multi-storey apartments. “2BHK units having a size of 900-1100 sqft are the most supplied as well as demanded,” informs Jain. However, properties priced anywhere between Rs 3500-7000 per sqft are available along this stretch indicating a mix of middle range and Luxury properties.
